Ladybird Book Farmhouse with private well cared for "all weather" tennis court and spacious gardens.  A wonderful farmhouse dating from the 16th century - an absolute "home from home" exquisitely renovated by an interior designer with great flair and creativity.

Sorry the owner feels this is not a suitable house for children to stay - under the age of 8.

Accommodation:

Sleeps 5 people - 3 bedrooms

There is a very spacious conservatory with conservatory furniture - this is an absolutely delightful place to sit inside on a slightly chilly day and enjoy the sunshine outside. There is a door here into the courtyard and the parking.

A very large, gorgeous traditional kitchen with all the usual amenities, two electric steel hobs, worktop microwave, a worktop oven with grill and an Aga for the winter, fridge and a freezer and a washing machine; a fine Belfast sink and masses of space.

There is the most wonderful massive Aga that is always chugging away through the winter months making sure this sociable area is always warm and always ready for cooking or just boiling a kettle. (Not available through the summer).

A very large refectory table with benches and chairs, flag stone floors and a lovely atmosphere.

Step through to the hall where there is a downstairs bedroom.


Bedroom 1: there is a fine wooden Indian style single day bed in this downstairs room.

A downstairs toilet and hand basin.

A cosy sitting room with wood burning stove and a plentiful supply of wood, some fine pieces of art on the walls and an excellent sound system.  Comfy sofa and chairs and steps leading up to the conservatory. Excellent Wifi - there is no TV.

Upstairs to:

Bedroom 2:  A bedroom with a super-king bed and a very large ensuite bathroom with a bath with a shower over and hand basin.

There are the most glorious views from the bedrooms over the Wye Valley and over to The Begwyns.

Bedroom 3: A bedroom with twin beds.

A family bathroom with a bath with a shower over, hand basin and toilet.

A large pantry and utility room this will double as a  drying room and safe storage for mountain bikes, inside the house off the conservatory.

This would be a lovely large space for doing a Yoga Retreat or running some sort of Art Course with plenty of good light.

This lovely old house abounds with local history having been in the same family since the 16C.

Only 5 miles from Hay-on-Wye with cycle routes passing the door. Pony trekking just up the lane at Tregoyd Riding Centre and an excellent  local village pub Three Horse Shoes - serving good food only a five minute walk down the lane.
